UBC Wakefield signs first client in deal with local commercial agent

UBC has signed up its first client for one of the company’s newest serviced office centre based in Wakefield, Yorkshire.

The deal with financial services company Alexander Forbes has been concluded with commercial property agent Sanderson Weatherall, based in Leeds.

UBC Area Manager Richard Johnson said: “This first deal for UBC Wakefield is a real coup; not only is it a substantial space requirement, but the enquiry has come from a traditional commercial agent whose client was looking for a highly flexible arrangement.”

Jonathon White at Sanderson Weatherall said: “Alexander Forbes needed modern high quality space on flexible terms at a well-connected address in Yorkshire to continue their expansion into the North of England. Having undertaken a comprehensive search of both serviced and traditional office space in the area we are pleased to have located and negotiated the ideal product on behalf of our client.’’

Increase in Google searches for ’serviced offices’

According to Google insights, there has been a marked increase in searches for the term “serviced offices” since the middle of August this year.

This intrigued me and I started to think why this is so.  Could it be down to the worsening economic situation?

Is it that companies are turning away from traditional leasing agreements in search of a more flexible workspace solution?

The latter looks to have been the case, as more companies realise that serviced office space can prove a much more cost effective and a less risky option.

Investments boost tops half a million for Middlesbrough Business Centre

The UK’s leading flexible business space provider, Evans Easyspace, is bucking the economic trend by continuing to invest in its business centres around the UK: the company has just completed a £600,000 refurbishment of a 10,000 sq ft building adjacent to the existing Evans Business Centre in Middlesbrough – and the new facility has already attracted a number of clients, including one global business.

International document, print and information management company, Service Point, has taken approximately half of the ground floor space to create a key centre for Middlesbrough and the surrounding area.

The newly refurbished building provides a range of executive suites and meeting rooms, light industrial space and Evans Easystore self storage units. The suites, which range from 110 sq ft to 385 sq ft, are suitable for businesses of varying sizes and eight are already occupied.

£1.3m investment brings Easyspace to Bolton

Leading flexible work space provider, Evans Easyspace, is putting the finishing touches to a £1.3 million building and refurbishment project in Bolton, creating a high quality business centre that could be home to more than 60 small and growing businesses in Bolton and provide employment for around 250 people.

There has already been a great deal of interest in the centre, which provides easy-in, easy-out space for businesses of all types and sizes. Both executive offices and workshops are available in a range of sizes, plus an on-site café is available to let. A self store facility for commercial and domestic uses will be complete early in 2009.

“Evans Easyspace purchased the building on Manchester Road at the end of 2007,” says centre manager Susan Sheffield, “and work has continued throughout this year to create a fantastic new facility, with work undertaken by contractor CBM. We have 49 executive offices in the centre – 25% of which have already been taken by clients – plus 12 workshops and café premises available.”

2009 and the serviced office space industry

The tail end of 2008 has not been good for UK business as a whole, lets be honest.

But what is in store for the serviced office space industry in 2009?

Will the recession be the catalyst that informs the business world of just exactly what a serviced office is?  Could the financial climate be something that in a weird twist of fate?  Or will it just be bad news for us all?

A Guide To office space in Oxford

The historic city of Oxford is situated in the South East with a population of around 151,000.  The city itself is compact with much of the city’s shops, museums, Universities in fact pretty much everything is within a 3 mile radius of the centre.

Much of Oxford’s serviced office space is located close to the four main streets which meet to form the centre of Oxford - Cornmarket Street, Queen Street, High Street and St Aldates.  The two main exceptions are the Oxford Business Park and the Oxford Science park which are situated in Cowley and Littlemore respectively.

Space to for new developments is extremely limited due to the historic nature of many of the buildings and the compact nature of the city.

London office space rents to drop to £40 per sq ft?

Following the recent financial downturn, some agents have predicted that the City of London office rental rates could get down to £40 per sq ft before its over.  That is a dramatic fall from a peak of £65 last year.

Could this happen?  Lets look at the situation a little closer.

The amount of office space currently under construction in London is just over 12m square feet, which is several large buildings worth of office.  With around 14m square feet of space already empty in the city, the predicted loss of jobs from various industries will increase this further, putting more strain on companies to lower rental rates.

Edinburgh office space opening close to airport

New offices will be available in Edinburgh from June 2009 following the commencement of work on Connect Edinburgh, a new business park in the city close to the airport.

Starting at around £17 per square foot, the offices are priced for small and medium businesses looking for a location close to Edinburgh airport, city and motorways.

With the Gyle Shopping Centre close by along with other shopping and hotel facilities, the location of the business park and the office space within it is excellent.
