This is our second Mayfair office space guide, written by another member of the Choregus team. Our guides are written to give our readers a better understanding of the location before they decide to take an office there.
Location
Mayfair is situated in the City of
Westminster and is one of the most prestigious districts in the whole of
London. The actual name “
Mayfair” comes from a two week long fair that took place in the late seventeenth century in the area that is now Shepherd Market. Most of the current buildings were developed in the seventeen and eighteen hundreds and were often owned and occupied by wealthy landlords as Mayfair was a high class residential area.
Economy
Much of the residential properties have been converted into office space and are now predominantly occupied by hedge funds businesses, private equity firms and commercial property companies. Locating in Mayfair offers businesses a prestigious address (W1) and a very central location to work from. There is also a number of retail outlets in Mayfair, usually selling high end consumer goods, such as Vivienne Westwood, Gucci and Moss Bros.
Office Space costs
Mayfair office space is quite simply the most expensive place to rent in the whole of the UK and quite possibly worldwide. Headline rental values can reach £125 per square foot, dwarfing the rest of the capital. This has meant that Mayfair tends to attract companies and industries that can afford to pay substantial amounts for office space. The office rents can be almost double of what they are in other parts of London, such as
Canary Wharf or the City. Most of the requirements for office space are for smaller take ups, due to the nature of the companies that choose to locate themselves in Mayfair and also the overriding costs.
Transport Links
Being located in the centre of London Mayfair is easily accessible by public transport. The area is served by London Victoria train station and several underground stations such as Bond Street,
Green Park, Hyde Park,
Oxford Circus and
Marble Arch. There are also several privately owned car parks
