Is cheap office space in London just a dream? Office space in London is more expensive then the rest of the
UK, however there are ways to find it if you are willing to look hard enough and willing to compromise.
The cost of office space is based on several factors
Location
Serviced/Not serviced
Style
Size
Proximity to transport links (Different to location)
Location
Obviously cheap office space in central London just doesn’t exist! However ask yourself do you need an office in central London? Unless you want to really impress your clients or pay your employees more then answer is probably no. Therefore look for office space on the outskirts of London; this will reduce the price you have to pay.
However if you do need office space in central London you will need to compromise on the other 4 factors mentioned above.
Serviced/Not Serviced
Serviced office space offers lots convenient facilities like receptionists, computer networks and telephone systems pre installed, but this really ramps up the cost. To get cheap office space in London opt for offices that aren’t serviced and supply your own equipment.
Style
Cheap stylish offices don’t come around very often, so if you have visions of a converted warehouse with exposed brickwork and beams with a glass clad reception think again. To get cheap office space you need to go basic, think aboubt Ricky Gervais’ The Office (British comedy set in Slough). Nobody really wants to work in that kind of office but unfortunately money talks.
Ask yourself the question, do you need a really stylish office? Do you have a lot of high profile clients you need to impress? If not go for the basic office, if you do need a stylish office then you will have to go the outskirts of London or further a field to another town or city, where you will get much better value for your money.
Proximity to transport links
As noted above this is different to location, you could be right on the outskirts of London but next to a tube station, this will increase the price. Office space away from London transport links is much cheaper. It may mean having to walk an extra 15 minutes from the nearest tube or bus stop, but that’s what you will have to do if you want cheap office space in London.
The real alternative to get decent office space
Ask yourself, do you really need that London address? You could rent office space out of London in a nice city further a field and really get a decent office for your money. You could then setup a virtual office in London to get a London address, if that’s what you need to impress clients.
